  •          Citi Reality Services (CRS )Japan Head directly reports to Japan O&T Head with matrix reporting to CRS North Asia Head.
  •          CRS Japan Head as country  CRS Lead is responsible for managing the real estate function for Japan and driving  our priorities and Real Estate optimization solutions in the country. 
  •          With the responsibility to deliver on country operating and capital plan, the role plans, develops and implements strategies to operate the country real estate footprint efficiently and cost effective , ensures effective operation of the building infrastructure to fully support the businesses operating within the portfolio.  
  •          The role serves as key  CRS liaison with Businesses to facilitate all occupancy needs and requirements, which includes new project development for corporate real estate services, portfolio analysis, renovation, space planning and asset management.
  •          The role coordinates with CRS Regional and Global functional teams for Real Estate, Project management, Building Operations, Risk and Control and other internal and external resources to achieve country and CRS  objectives. 
  •          The position needs to ensure  compliance to legal, governmental regulatory laws, safety and environmental issues  for properties while complying with applicable Citigroup policies on all CRS operations.   
  •          The role is responsible for managing performance and career aspirations of country CRS staff , their succession planning as well as manage the third party service providers on transaction, design and construction and day to day Facility Management services.
  •          The role is expected to have a key relationship management with landlords and building management agencies managing Citi leased properties in  Japan.

Qualifications:

  •          Graduate / Post graduate in Architecture/ Engineering/ Real Estate / Management related field or equivalent industry experience preferred

Skills:

  •          Strong negotiating and strategic planning skills
  •          Strong relationship management and consultative skills
  •          Strong management skills
  •          Knowledge and understanding of customer service quality principles
  •          Excellent communication skills and fluency in English and preferably Japanese
  •          Strong analytical skills
  •          Experience in managing budgets and productivity initiatives

Knowledge/Experience:

  •          Broad knowledge and understanding of real estate disciplines (architecture, construction, space planning, and engineering, facilities management, building regulations and best practice, etc.)
  •          Good knowledge and understanding of Finance in order to manage the CRS  P&L and Balance sheet and customer charge outs.
  •          Knowledgeable of real estate law and related documents (contracts, deeds) coupled with the ability to apply them to complex business situations.
  •          Knowledge and understanding of customer service quality principles
  •          Knowledge of COB and HR policies
  •          10-15 years of experience in Real Estate, Facilities / Project management, preferably within a Multi-national organization
