The Real Estate Risk Senior Officer accomplishes results through the 2LoD oversight/challenge of commercial real estate (CRE) loans originated for balance sheet (REITs/REOCs, Gaming, Homebuilders, Non-recourse Secured Lending, Warehouse) and CMBS distribution.This role will oversee all risks taken in connection with CRE real estate activities which includes corporate unsecured facilities and extensions of credit that are secured by liens on or interests in real estate when real estate security (or real estate activity, or an asset sale, or a refinancing) is contemplated as a first or second way out. Role requires an excellent understanding of the Real Estate industry, direct competitors' products and services in order to contribute to the commercial objectives of the business. Requires thorough understanding of strategic direction of the function within Real Estate part of the business, combined with a solid conceptual/practical grounding in both the function and/or area of expertise and related subject areas. Excellent communication skills required to challenge/negotiate internally, often at a senior level. Some external communication/negotiation may be necessary. Typically, a direct report to a Director or MD role and function as an integral member of the functional leadership team within a country/site location, job family, or line of business.

Responsibilities:

·2LoD review/oversight of risks taken in connection with real estate activities which includes extension of credit for CMBS underwriting, REITs/REOC, CRE Warehouse entities and CRE facilities secured by liens on or interests in real estate.

·Strategically applies analytical thinking and subject matter expertise of Real Estate and Capital Markets.

·Provide global project management, strategic direction and facilitation across the Citi Real Estate organization, including Policy, Procedures and Standards, Organizational Structure and Governance, Capacity Planning, Staffing, Communication, and Training.

·Create regular reporting and communication channels to update project progress, status and risks to Senior Leadership and team, strategic business partners, and other relevant stakeholders globally.

·Negotiate and resolve issues as they arise across areas of the project and where they impact on other deliverables and time frame for completion.

·Contribute to the timely completion of portfolio reviews, product programs and portfolio stress tests for senior risk and business management.

·Interact with Audit and Risk Review personnel and with external regulators during their periodic reviews of CMBS/CLP/CRE Warehouse portfolios.

·Stay ahead of the market with an understanding of the effective asset pricing, competitive loan structuring and market supply/demand component.

·Apply knowledge about risk systems infrastructure including key processes, coverage and data flows in order to identify risk effectively.

·Identify and analyze complex situations that create risk and legal liability for Citi.

·Applies applicable US and local regulations, guidelines and practices.

·Builds Key Risk Indicators that are relevant to the areas covered; understands how they are collected; identifies deviations for acceptable levels/trends.

·Appropriately assess risk when business decisions are made, demonstrating particular consideration for the firm's reputation and safeguarding Citigroup, its clients and assets, by driving compliance with applicable laws, rules and regulations, adhering to Policy, applying sound ethical judgment regarding personal behavior, conduct and business practices, and escalating, managing and reporting control issues with transparency, as well as effectively supervise the activity of others and create accountability with those who fail to maintain these standards.

Qualifications:

·10+ years previous credit experience with a minimum of 5+ years Commercial Real Estate experience in corporates, secured lending and CMBS

·Solid understanding of commercial real estate transactions and industry regulations and standards

·Familiarity with loan workouts, special servicing or REO assets a plus

Education:

·Bachelor’s/University degree, Master’s degree preferred and managerial experience
