The professionals at Citi Community Capital ("CCC") originate, underwrite and close acquisition, construction and permanent loans that are used to finance the new construction and preservation of affordable and workforce rental housing. CCC is the community lending and investing arm of Citigroup, housed in the Global Spread Products Group of Citi’s Institutional Clients Group. Unique among its peers, CCC provides a comprehensive array of financial products from investment banking to lending and equity investments designed to create strong communities and contribute toward Citigroup’s Community Reinvestment Act performance. CCC works with for-profit and non-profit developers, as well as state and local government agencies on both straightforward and highly structured transactions that may use a combination of taxable and tax-exempt loans or bonds, Low Income Housing Tax Credit equity, and governmental and private subsidies. CCC can provide capital directly or as an intermediary. CCC is a construction lender and a permanent lender, a licensed Fannie Mae DUS lender, a Freddie Mac Optigo lender, and a principal in unique equity investments – all designed to improve neighborhoods, create jobs, or improve the health care services or educational opportunities available to the communities we serve.

CCC closed 229 transactions in 2020 and 194 in 2019.

CCC is seeking an experienced Originating Banker with a history of success to join its Project Finance team in New York, NY to originate construction and permanent loans for affordable housing projects primarily focused on New York and the other Northeast markets:


  • Market CCC’s lending and other products to new and existing relationships.
  • Manage client relationships and deal teams from initial client contact through loan closing and beyond.
  • Deliver the best in class customer service and execution that clients expect of CCC.
  • Work with a team of executing bankers and analysts to analyze opportunities, by using internal Excel and other models to review project feasibility, sponsor financials, market conditions, overall viability, and profitability.
  • Review and issue term sheets and loan applications.
  • Participate in the transaction approval process, including Citi’s risk management review, to move transactions through internal processes in a timely matter so that closing deadlines are met. Work with executing bankers and analysts to complete term sheets and applications for client review and execution.
  • Review, comment, and sign loan closing documents.
  • Mentor executing bankers, analysts and other members of the team for growth and development.
  • Assist asset management on client engagement needs, annual reviews and other on-going relationship management needs.
  • Monitor and review existing loan portfolio to identify refinance opportunities.


  • Undergraduate degree with emphasis in real estate, business or economics.
  • Significant experience in the multifamily affordable rental housing lending (10+ years) industry including a strong understanding of construction and permanent lending including Fannie Mae and Freddie Mac products.
  • Thorough knowledge of 4% & 9% LIHTC programs, tax-exempt and taxable bond and note issuance, sub-debt, Section 8, TIF financing, tax abatements, and other incentive programs for affordable rental housing.
  • Well versed in understanding the local affordable and workforce housing markets including an understanding of rents, income, vacancy, expenses, construction costs, etc.
  • Strong interpersonal, verbal and written communication skills.
  • Strong marketing skills with the ability to negotiate loan applications and term sheets.
  • Thorough understanding of loan documents
  • Strong history of annual production
  • Demonstrated quantitative analysis and spreadsheet skills.
  • Highly organized individual able to manage multiple assignments at once.
  • The position will be located in CCC’s New York, NY office and will require flexible work hours and travel.
