  • The Facilities Operations Asset Manager is member of the East Retail Asset Management team reporting to the Senior Manager and matrix to the Director of Retail Operations. The Asset Manager will collaborate with Citi Realty Services partners to drive and execute the strategy of retail branch portfolio in the Northeast and Central Southeast regions.
  • Optimize the NAM Retail footprint via continuous, comprehensive review of potential closures, relocations, renewals and cost saving initiatives to meet USPB goals.
  • Supports end to end facilities operations including design & construction project management, physical operations and maintenance of building /facilities

Ownership and Value Add: Portfolio Management

  • Oversight of outsourced facilities personnel to ensure retail facilities are Safe, Productive, Appealing, and Cost-Effective (‘SPACE’). Perform quarterly audit inspections (field + desktop) and monitor KPIs.
  • Oversight of outsourced facilities project management to ensure infrastructure projects are thoughtfully delivered in a timely and cost-effective manner.
  • Proven leadership skills and ability to collaborate with Citi Transactions Management (TM) and Design & Construction (D&C) to sustain business continuity and deliver incredible spaces.
  • Strategic and holistic optimization of portfolio expenses and capital expenditure.
  • Serve as main-point-of-contact to landlords and property managers for all escalations and leasehold obligations.
  • Review and approve non-recurring leasehold charges such as CAM reconciliations, property taxes, sundry charges, etc.

Reporting and Financial Analyses

  • Full P&L responsibility for operating and capital budgets for respective Northeast portfolio. Conduct regular financial reviews of budgeted and actual expenses. Coordinate with Finance to prepare and manage budgets with focus on identifying Risks and Opportunities.
  • Review and approve capital budgets to support strategic planning of programs and projects.
  • Contribute to presentations, financial document preparation, reporting and analyses, IEPs and ad-hoc deliverables in partnership with other CRS teams.


  • Serve as key business liaison for all real estate activities within the assigned region. This involves frequent interaction, USPB leadership, network strategies and Citi partners, Security, Legal and Technology.
  • Perform periodic site visits to ensure facilities are being properly maintained and client needs are being met. Some travel will be required.

Job Skills/Qualifications:

  • Minimum of 6-10 years of strategic real estate/property management/asset management experience, preferably in the financial services industry.
  • Strong organizational and communication skills experience communicating with all levels of management and relating complex information clearly and succinctly
  • Strong analytical and problem-solving skills
  • Ability to drive results with sensitivity to meeting tight timelines and cost objectives
  • Bachelor’s degree required; background in Accounting/Finance, Engineering, or Project Management a plus
  • Proficient in Microsoft Office with an emphasis in Excel, Power Point
