Job Background/context:

  • Citigroup Realty Services (CRS) is a division of Citigroup Enterprise Operations & Technology (EO&T), providing strategic real estate support services to all Citigroup businesses. CRS is dedicated to providing all Citigroup businesses with premises that are cost effective, safe, productive and valued by our customers.  
  • CRS provides effective and safe working environments to Citigroup businesses. Operations provide and support to CRS in the areas of communication, process, systems and people.
  • This individual will be a key member of the Global Real Estate team working on global and domestic initiatives to embed a strong risk management culture and framework across Citi’s Real Estate transactions.  

Job Purpose:

  • Compliance with Regulations and Citi Policies affecting the alternate control framework for land lords, tenants and sub-tenants.
  • Ensure  appropriate due diligence (sanctions screening, financial evaluations, anti-bribery) is conducted during land lord, tenant and sub-tenant on-boarding (as well as after the contract is signed)
  • Work very closely with Regional / Country / CRS Functional teams to ensure full compliance to Citi policies & procedures related to land lords, tenants and sub-tenants
  • Individual contributor reporting directly to CRS Governance Real Estate Lead


  • Responsible for supporting the CRS Governance Real Estate Lead, Lease Administration and Global Transactions teams through governance models and monitoring tools to ensure all due diligence for Real Estate transactions are executed consistently with Citi policies and standards, local laws and regulations, internal processes and programs, and corporate goals. 
  • Individual contributor for key transactions initiatives and priorities including the global execution, continuous monitoring, and reporting of global operational / threat / risk indicators for OFAC, financial evaluation and Anti-bribery controls for real estate transactions.
  • Conducting searches, gathering data and recording evidence from Citi internal systems, the internet, and inquiry with business or Compliance contacts within Citi
  • Accumulating facts from investigations to be utilized in presentations to Senior Management and Compliance
  • Reporting unusual client activities which might relate to anti-bribery or terrorist financing
  • Reviewing other Team member’s recommendations for further inquiry, escalation or closure
  • Performing peer review of investigations to ensure appropriate dispositions have been recommended by other Team members
  • Coordinating Optimization projects to meet required time standards and working with regional and global counterparts to implement consistent and repeatable global methodology


  • 2+ years of applicable experience
  • Strong understanding of one, or more of the following; AML, OFAC screening, sanction screening, preforming financial evaluations and anti-bribery risk assessments
  • Process and program management skills
  • Financial, analytical, reporting, and business planning capabilities 
  • Strong knowledge of real estate transactions processes; ability to understand real estate leases and legal documentation
  • Strong communications skills to support global initiatives; must be a skilled communicator
  • Working knowledge of leasing and transactions process utilizing the application CoStar is highly desirable
  • Computer literate- knowledge of MS Excel, MS Word, MS Outlook required
  • Analytical skills- ability to connect facts, reasoning and make decisions based on facts
  • Multi-lingual individual is desired; proficient in reading and speaking in one of the following languages, Spanish, Mandarin, Hindi, Korean or Japanese
